   The lease is the business. Target high-traffic corners, garden center overflow lots, grocery and hardware parking, or a busy vacant lot with easy in-and-out and visibility.    Source graded wholesale trees

   Buy truckloads from a plantation or a tree broker at wholesale (roughly $32 to $48 per tree depending on species and grade), and know your freight cost, which is significant on bulky trees. Order a species mix your market wants and stagger delivery if you can so you are not sitting on all your inventory the whole season.

   Set up the lot to sell

   Fresh cuts on the butt, a water or shake-and-wrap station, a mechanical netting funnel for easy loading, priced-by-height tags, lighting for evening traffic, and a card reader. Add stands, tree bags, delivery, and wreaths and garland at the register to lift the average ticket.

   Price for full sell-through

   You make money on markup but you lose everything on leftovers, so price to clear the lot by December 24. Hold firm early, then discount deliberately in the final week to avoid dead inventory. Track daily sell-through against your remaining days and adjust; a warm December or a bad corner is the classic way to lose the season.

   Staff and close cleanly

   You need seasonal help for evenings and weekends, the busiest retail stretch of the lot. Train them on cutting, netting, loading, and upsells. At close, arrange tree recycling or disposal of unsold stock, settle the lot lease, and log what sold so next year's order and location are sharper.
